Frequently Asked Questions

Many homeowners looking to sell their homes have never worked with a professional home buyer. We’ve put together a list of questions that we are often asked.  If you have additional questions, don’t hesitate to contact us directly for a response.

Will you simply list my house on MLS or are you actually buying it?

We are not listing agents, and we don’t list houses. We buy homes – we are professional home buyers. We invest in buying homes that meet our buying criteria. We may repair the house, resell it to another home owner or keep it as a rental property.

Do you pay fair prices for properties?

Yes. Some of the houses we buy are below market value because we are looking to get a fair discount on the property. With houses that may need some repairs,  many sellers appreciate that we can offer cash, close very quickly and save them the time, effort and expense of fixing up the property, shopping for agents and paying agent fees. Our customers are looking for a quick and easy home sales process and see value in getting their house sold fast.

How do you determine the price to offer on my house?

Our process is straightforward. We consider the location of the property, repairs needed, current condition of the property, resale potential and sales price of comparable houses sold in the area recently. Although, home sale prices fluctuate with market and consumer trends, we consistently seek to come up with a fair price that works for us and you.

Are there any fees or commissions to work with you?

This is what differentiates us from the traditional process of selling your house: There are NO fees or commissions when you sell your house to us. We’ll make you an offer, and if you accept – we’ll buy your house. No hassle. No fees. No commission.

How are you different from a real estate agent?

Real estate agents list homes on a consumer transaction platform and hope that the listing attracts someone to buy the homes. The agent looks for prospective buyers and shows them the homes. If the buyer is interested, they generally seek to obtain financing, complete a home inspection, and negotiate repairs. The entire process can take several months from listing to closing.

Real estate agents also take a percentage of the sale price if they find a buyer who closes on the home. In most cases, the agent’s commission is around 6% of the sale price of your house. (E.g. the seller will pay $18,000 in commissions to the real estate agent on a house being sold for $300,000). Real estate agents are a good option for home sellers who can afford to wait for several months to sell and who have no objection to paying hefty commission fees on the home sale.

We are different. We are not a real estate company.  Our company actually buys houses and invests in buying homes. We don’t list houses. Since we’re actually the one buying the house from you, and we pay cash in all cases we can make a decision to buy your house within 24 business hours in most cases.

Is there any obligation when I submit my information?

Once we have extended the offer, it is completely your decision as to whether or not you choose to accept the offer and sell your house to us. We do not use high-pressure sales tactics.
